I began with four CSV files containing raw transactional data. The original dataset contained granular Type classifications (Apartment, Hotel Apartment, Residential Building, Residential Floor, Villa, Villa Compound, Townhouse, Penthouse, etc.). I recognized that this granularity, while valuable for detailed analysis, required higher-level grouping for market segmentation insights.
I created a Category field in Excel, systematically classifying each Type into broader market segments: Residential (properties designed for living), Commercial (office/retail spaces), and Mixed-Use (hybrid properties). I applied consistent logic ensuring accurate classification — for example, Apartments, Villas, and Residential Buildings were classified as Residential, while Hotel Apartments might be Mixed-Use depending on characteristics.
I validated categorization completeness ensuring every record received appropriate Category assignment, preventing null values that would break subsequent SQL GROUP BY operations.
Stage 2: SQL-Driven Exploratory Analysis (PostgreSQL)
I imported the categorized data into PostgreSQL database, designing a schema with appropriate data types matching field characteristics (INT for counts, FLOAT for measurements, VARCHAR for text, DATE for temporal data).
I developed 20 analytical queries systematically addressing five research dimensions: General Overview (market composition), Rent Analysis (pricing patterns), Property Features (characteristic-rent relationships), Time-Based Insights (temporal dynamics), and Location Insights (geographic patterns).

Geographic Distribution: Dubai and Abu Dhabi dominate the market, capturing 78% of total inventory (34,250 and 23,324 listings respectively at 46.45% and 31.63%). Sharjah contributes 12.90% while remaining emirates (Ajman, Al Ain, Ras Al Khaimah, Umm Al Quwain, Fujairah) collectively represent less than 9%. This concentration establishes Dubai and Abu Dhabi as the primary rental markets with superior liquidity and transaction activity.
Property Type Dominance: Apartments overwhelmingly dominate at 76.66% (56,534 listings), establishing them as the primary housing format. Villas represent the second-largest segment at 17.47% (12,883 listings), while townhouses contribute 4.64%. Specialized types (Hotel Apartments, Penthouses, Villa Compounds, Residential Buildings) collectively account for less than 2% of inventory, serving niche luxury and corporate segments.
Furnishing Preference: The market strongly favors unfurnished properties at 78.74% versus furnished at 21.26%, creating a 3.7:1 ratio. This preference indicates that most tenants are long-term residents who bring their own furnishings rather than short-term expatriates requiring move-in-ready accommodations.

My analysis shows Dubai properties move fastest with 63.91-day average listing age versus 174.30 days in Fujairah, indicating active transaction environments. Investors should prioritize these markets for portfolio liquidity despite higher entry costs.
Focus on Apartment Inventory: My data shows apartments dominate at 76.66% of market (56,534 listings), establishing them as the proven demand driver. With average rent of AED 110,585 and rent/sqft of AED 95.06, apartments offer mainstream appeal across tenant segments. With only 17.62% market share (12,990 listings), villas face less competition while serving affluent family segments.
